  • Meadowwood II Condominium is a 30-unit residential community featuring two-story buildings. The association is responsible for maintaining common areas, ensuring compliance with community rules, and managing association finances.

  • The Meadowwood II Condominium Association, Inc. operates under Florida Statutes Chapter 718 (Condominium Act) and is governed by:
  • Board of Directors – Elected by unit owners 
  • Property Management – Managed by Douglas E. Homes LLC 
  • Governing Documents – Declaration of Condominium, Bylaws, Articles of Incorporation, and Rules & Regulations
     
  • New Owners & Tenants Approval
  • All new property owners and tenants must be approved by the HOA before moving in. The approval process includes a background check for new tenants.
  • Tenant Application Process
  • Submit an application to Douglas E. Homes LLC.
  •  Background check is conducted as part of the review process.
  • HOA Board reviews and approves the application. 
  • Approval confirmation is required before move-in.
  • Property owners are responsible for ensuring their tenants complete the approval process before signing a lease.

Welcome to Meadowwood II Condominium Association – A close-knit community in the heart of Orlando 

🚯 Illegal Dumping Notice – Meadowwood II Condominium Association Inc.

 

Dumping of trash, furniture, construction debris, or any waste outside of the designated dumpsters or bins is strictly prohibited within Meadowwood II Condominium Association Inc.

This includes any disposal of items:

  • On the grass
     
  • Next to or behind dumpsters
     
  • On sidewalks, streets, or any common areas
     

Such actions constitute illegal dumping and are a direct violation of community rules, Orange County Code, and Florida Statute 403.413 (Florida Litter Law).

🚨 Fines & Legal Penalties

Under Orange County Code Enforcement and Florida law, violators may face:

  • 💰 Fines of up to $1,000 per day
     
  • 🚓 Criminal charges and possible jail time (for large or repeated violations)
     
  • 📑 Liens on property for unpaid fines or cleanup costs
     

✅ Community Reminders

  • Do NOT dump furniture, construction debris, or appliances on community property
     
  • Do NOT leave bulk items or trash beside dumpsters
     
  • All waste must be placed inside the bins provided
     
  • For large items, contact Orange County Solid Waste or a private bulk pickup service

If you observe illegal dumping in the community:

Vehicle Towing Policy – Meadowwood II Condominium Association Inc.

To maintain safety, order, and compliance with community guidelines, unauthorized or improperly parked vehicles within Meadowwood II Condominium Association Inc. are subject to towing 24 hours a day, 7 days a week, strictly enforced under Florida Statute 715.07 and City of Orlando Code Chapter 39.

⚠️ Violations Subject to Immediate Towing:

Vehicles may be towed without warning for any of the following violations:

Illegal parking
Inoperable vehicles
No tag, expired, or invalid license plate
Flat tires
Abandoned vehicles
Vehicles posted "For Sale"
Double parking
Parking on grass
Parking in fire lanes
Parking in front of or beside dumpsters
Parking in handicap spaces without a valid permit
Unauthorized or unassigned parking
Backed-in parking (if not allowed)
Parking of unauthorized vehicles, including:
Boats
Jet Skis
RVs
Semi-trucks
Vehicles with car covers must clearly display a license plate
Vehicles not properly parked within their assigned space
 

📞 File a Towing Complaint:

To report a towing law violation or concern, please contact the Orlando Police Department at (321) 235-5300.

🛑 Notice:

This towing policy is enforced by Meadowwood II Condominium Association Inc. in accordance with Florida Statute 715.07 and City of Orlando Code Chapter 39. Towing signs are posted at the entrance of the community and near the dumpster area. All residents and visitors are responsible for understanding and complying with community parking rules. Vehicles in violation may be towed without prior notice at the owner's expense.


 

📢 Additional Reminders

  • All vehicles must be properly parked within the lines of their assigned space.
     
  • Vehicles with car covers must display license plates visibly.
     
  • Residents are responsible for ensuring their guests comply with all parking rules.
     
  • No mechanical repairs or vehicle maintenance is allowed in the parking lot.
